Before You Start The Search For Your New Home:

Before you begin to search for properties, we always recommend that you have pre-approval on your finance, or at least have made enquiries regarding your lending capacity. This ensures that you have a realistic idea of the kind of property you can afford, and will save you much frustration and disappointment once you begin your search.

It is also helpful to have a time-frame in mind for when you are hoping to purchase. This is particularly important if you are looking to purchase a property in 3 or more months time. If we know your time-frame, we are better equipped to match you with the right properties.

It is a good idea to compile a list of the lifestyle features that you are hoping for in your new home. Perhaps you would love a pool, a large yard for the kids, a fence for the pets, split level, or a certain number of bedrooms or bathrooms. The house you ultimately buy might not tick every box, but having a clear list of desired features in mind will make your property search a lot easier. It may also help you to find a home that has room to grow into the features you desire.

Once you have compiled your wish list, we recommend that you choose a few non-negotiable features that are realistic within your budget. This is a great place to begin your search.

Your Property Search Options:

You can use your list of non-negotiable features as search criteria on all of the major real estate websites, and on our listings page.

However, don’t stop at online listings. We encourage all home buyers to contact us with your criteria in mind, whether you find a desirable property on our listings or not. Not all available properties are listed on the market, and it is usual for us to have a few properties on our books, not listed elsewhere, that we can match with the right buyer.

If you are a first home buyer, we invite you to talk to us about your options. We keep abreast of the changing legislation and can update you on the rebates that are available for you.

Mistakes To Avoid:

Being under informed.

The biggest mistake that property buyers make is being under informed. It is important to educate yourself on what is available in the property market. Look at as many properties as possible and take note of the prices of comparable properties in different locations. It could be that there are great homes in suburbs that suit your buying criteria, that you would otherwise miss if you were not informed. The more properties you can see in your price range, across a range of locations, the better informed you will be.

Searching outside of budget constraints.

Don’t overshoot your budget. Speak to your lender and get a realistic understanding of what you can afford to purchase. Also, don’t forget to factor in additional costs such as stamp duty and legal fees. Knowledge is power, and being armed with the right information will supercharge your property search process.

Searching available properties only.

To equip yourself with the best understanding of the value of properties in different areas, it is a great idea to search the properties that have already sold, as well as those that are available. Sometimes the estimated values on listed properties are wrong, so having a good understanding of average property values will help you to stay ahead of the game. Also, don’t forget to contact us to discuss any properties that may be unlisted.

Ignoring maintenance issues.

When you find a home that looks like everything you’ve dreamed of, it can be tempting to ignore potential unseen issues. Structural and maintenance issues can become extremely expensive down the track, so be informed and realistic about the condition of the property.
